The US new home sales for the month of January comes in short of expectations at 555K vs 571K est. It is up from a revised 535K last month (was 536K). Last month's number was the lowest since April 2016).

The median sales price of new houses sold in January 2017 was $312,900. The average sales price was $360,900. The median and average in January 2016 was $291,100 and $365,000 respectively.

The seasonally-adjusted estimate of new houses for sale at the end of January was 265,000. This represents a supply of 5.7 months at the current sales rate. The low supply over the last 12 months was 4.6 months in July 2016. This months supply equals the high supply point reached last month (December).

Overall, the new home sales did not reach the high levels that the existing home sales data reached last month.
